Beltane Homeowners Association

The Beltane Homeowners Association levies annual dues to fund essential community services, infrastructure upkeep, and ongoing capital reserves for our neighborhood. Current HOA dues are $500 per lot plus $150 for water fees (only for lots with houses)

What Do Your Dues Cover?

Assessments are calculated per lot to ensure fair sharing of community expenses across all homeowners:

• Road Upkeep & Snow Plowing: Regular grading, gravel application, seasonal repairs, and winter snow removal on private roads is a separate fee collected by BBRMO (Bottle Bay Road Maintenance Organization)
• Dock & Marina Maintenance: Seasonal installation, repairs, shoreline maintenance, and dock winterization.
• Utilities & Infrastructure: Upkeep of shared community water lines, power easements, and pump maintenance.
• Administrative & Legal: Liability insurance, corporate filing fees, legal services, and reserve fund allocations.

Assessment Schedule & Payment Terms

• Invoicing Period: Invoices are distributed annually to the primary mailing or email address on file.
• Due Date: Payments are due on or before the date indicated above.
• Late Penalties: Late fees and interest may apply to delinquent accounts in accordance with association bylaws.
